A stain on the ceiling is a location, not a diagnosis. We get up there and find where the water is getting in.
Repairs are flashing, pipe boots, lifted shingles, a cracked vent, or a valley that has been open for a season. Sometimes that is the whole job. Sometimes the rest of the roof is at the end of its life and a repair would be wasted money.
We will say which one it is after we see it. The inspection is free. The repair price comes after, in writing, for the work you approve.
